Real-Estate Lead Generation (3 Strategies & Techniques)

Real-estate lead generation is the fuel to every real-estate business and most people consider the real-estate sales the “business” of lead generation. Regardless, it’s great to have a set and defined goal to have each day for how many leads to generate. In this blog post, I’m going to describe exactly how I generate around 5 leads each day!

Cold-calling

Truth be told, cold calling is going to be BY FAR the most effective way to generate seller leads in any market. Above all else, just call as many property owners as you can. Shoot for around 20-30 contacts each day!

Cold calling lead generation absolute beginner: Just pull out your cellphone and start dialing. Call FSBO’s, expireds, absentee owners, rent signs. You could even try just calling out of a phone book!

Advanced cold calling lead generation: If you have some extra cash to spend you could consider investing in a dialer or a paid service to get cellphone numbers.

Dailers I recommened – Mojo Triple Line Dailer or Expresso dailer (If you’re on a budget and don’t want the triple line)

Services to get numbers: Cole Realty Resource (EXPENSIVE. But the only service around that actually gets legit phone numbers. Click here for a discount from $1,500 a year to $999) Landvoice (Around $40 a month, but numbers aren’t nearly as good)

MOST ADVANCED – Dump the Cole Realty Numbers into the Mojo Dialer and dials hundreds of cellphone numbers a day!

When you cold call, it’s important to have a script. Click here for a script that I use regularly!

Above all else, it’s important to ask homeowners if they want to sell OR BUY. If they want to buy, make sure to capture there email or phone number to follow up. This process alone could produce 5 leads each day.

2. Networking while out and about

Many people go to networking events designed for sales people. You had out 1000’s of cards to people and very rarely do people ever do any business. There is an art to networking and it goes like this:

Try not to talk about your business and have a simple conversation

Let the conversation naturally get on the topic of real-estate

Ask if they are interested in buying or selling anytime soon

If they are CAPTURE THEIR INFO

Tips for networking: Find a hobby and hang out at that place each day. Like working out? Go to that gym each day and talk to people. Like walking your dog? Meet people out each day with your hobby and consistently hangout at the same place each day.

In real-estate, you are essentially in the lead capture business. Make sure that when you are out and find someone that’s interested in real-estate you capture their info!

3. Social Media/Online Marketing

If you haven’t noticed, I’m a huge fan of social media. It’s fun, can separate you from the pack, and give you tremendous brand exposure. There are tremendous ways to produce leads with online marketing.

Hangout on forums where local people congregate

Each day produce a piece of content and post it on your feed

Instagram a picture of your listing

If you have money, run a Facebook or Instagram ad

Find a keyword that you can target and go for it

Vlogging

Remember that social media is a freight train of leads. Very difficult and time consuming to start, but once it’s rolling it can produce leads and exposure on it’s own
